VA loans require nothing down for eligible veterans. The real answer is: talk to a lender first and find out what your specific situation makes possible.
Get pre-approved before you do anything else. Not pre-qualified, pre-approved. That is the number your lender has actually committed to, and it is what sellers want to see before they take your offer seriously. Start with a lender, not a listing.
Once your offer is accepted, closing usually takes 30 to 45 days. Finding the right home before that is where the timeline varies. Some buyers are ready in a week. Others take a few months. It depends on how clear you are on what you want and what the inventory looks like when you start.
In Michigan, the seller typically pays the buyer's agent commission, so working with me costs you nothing out of pocket. What you get is someone whose job is to represent your interests, negotiate on your behalf, and make sure you are not walking into something that does not make sense.
You will sign the documents, pay your closing costs and down payment, and get the keys. Your lender and title company handle most of the prep. I will walk you through what to expect so there are no surprises on the day.
