We look at what comparable homes have actually sold for in the last 90 days, not what people are asking. Then we factor in your home's condition, any updates, and how it compares to what is competing with it right now. The goal is a number that attracts buyers and holds up through inspection.
Sometimes yes, sometimes no. Some updates, like fresh paint, clean carpet, and a tidy exterior, return well. Major projects often do not. I will walk through your home and tell you honestly what is worth doing and what buyers are likely to overlook or negotiate anyway.
That depends on the price range, the condition of the home, and what the market is doing right now. A well-prepared, correctly priced home typically gets offers within a few weeks. Overpriced or unprepared homes take much longer, if they sell at all.
